Historic & Listed Building Services

Working on a listed building or historic property requires careful planning, specialist knowledge and sensitivity to the character of the building.

At DraftForge, we assist homeowners and property owners with Listed Building Consent applications, architectural drawings and planning submissions for historic properties across Bristol and the South West of England.

Whether you are proposing alterations, repairs or extensions, we help ensure that the design respects the historic fabric and architectural character of the building, while meeting the requirements of the local planning authority.

Our Listed Building Services

We provide a range of services for historic and listed buildings, including:

  • Listed Building Consent applications

  • Architectural drawings for alterations and extensions

  • Heritage-sensitive design proposals

  • Measured building surveys of historic properties

  • Planning applications for works within conservation areas

  • Supporting documents and planning statements

Our aim is to help clients achieve their project goals while ensuring the proposed works are appropriate for the building and acceptable to conservation officers.

Understanding Listed Buildings

Listed buildings are protected due to their historic and architectural significance.

In many cases, even relatively small changes may require Listed Building Consent, including:

  • Internal alterations

  • New windows or doors

  • Boiler flues or services

  • Extensions or structural changes

  • Changes to historic features

Obtaining consent ensures that any works preserve the special interest of the building.

Our Process

1. Initial Consultation

We discuss the proposed works and review any planning constraints affecting the property.

2. Measured Building Survey

A detailed survey of the property is carried out to produce accurate existing drawings.

3. Design & Drawings

We prepare architectural drawings showing the proposed alterations or extensions.

4. Listed Building Consent Application

All drawings and supporting information are submitted to the local planning authority.

5. Planning Decision

We assist with any requests for additional information during the planning process.

Example Project

One of our projects involved securing Listed Building Consent for a Grade II* listed property in Berkeley Square, Bristol, where we prepared the architectural drawings and supporting documents required for approval.

Despite the strict requirements associated with Grade II* buildings, the application was successfully approved following consultation with the local authority and Historic England.
