Transparent Fixed Fee Structure
Draftforge provides a clear, staged fee structure for typical residential planning projects. Each stage is agreed and confirmed before proceeding, ensuring transparency and control throughout the process.
Our standard professional fee for a typical house extension planning application is:
£1,333.00
Planning application fees payable to the Local Planning Authority are separate.
Stage 1 – Measured Survey & Initial Consultation
£250.00
A detailed on-site measured survey of the existing property, together with an initial consultation to discuss project objectives, design considerations and planning route.
This stage establishes the technical foundation of the project.
Stage 2 – Existing Drawings
£483.00
Preparation of accurate existing floor plans and elevations based on the measured survey.
These drawings form the technical basis of the planning proposal and are prepared to professional standard for submission purposes.
Stage 3 – Proposed Design & Planning Drawings
£350.00
Development of proposed plans and elevations tailored to the agreed design brief and local planning guidance.
Proposals are prepared with careful consideration of scale, massing, neighbouring amenity and policy compliance.
Stage 4 & 5 – Planning Submission & Application Management
£250.00
Preparation and submission of the planning application via the Planning Portal, together with ongoing liaison with the Local Planning Authority through to formal decision.
This includes responding to routine queries and minor amendments where required.
Payable upon submission of the application.
