Survey and Listed Building Consent – Berkeley Square, Bristol
In December 2018 we were commissioned to carry out a measured survey and prepare a Listed Building Consent application for a property within Berkeley Square, Bristol.
The property forms part of an exceptional terrace of 11 Grade II listed houses built in 1787 by Thomas and William Paty*, two of Bristol’s most significant Georgian builders.
The buildings are constructed in the mid-Georgian architectural style, characterised by:
Limestone ashlar façades
Brick construction with limestone dressings to the sides and rear
Slate mansard roofs
Prominent party wall chimney stacks
Three storeys with attic and basement accommodation
This terrace forms an important part of Bristol’s historic townscape and is therefore subject to strict heritage protection.
Project Brief
The client required assistance in relocating an existing boiler and installing a new flue exit.
Because the property is Grade II* listed, even relatively minor alterations require Listed Building Consent from the local planning authority.
The project required:
A full measured survey
Preparation of existing and proposed drawings
Supporting heritage and method statements
Consultation with Bristol City Council and Historic England
The proposal involved installing a new boiler and horizontal flue exit, carefully positioned to match the arrangement found on a neighbouring property in the terrace.
Ensuring the alteration respected the historic fabric and appearance of the building was central to securing approval.
Planning and Heritage Process
Working on Grade II listed buildings* often involves a detailed and rigorous process.
For this project we prepared and submitted:
Existing and proposed architectural drawings
Site plans and location plans
Photographic surveys
Supporting statements describing the works and their impact on the historic building
A method statement outlining how the works would be carried out without damaging the historic structure
The proposal was carefully coordinated with Historic England guidance and Bristol City Council conservation officers.
Successful Approval
The application was granted Listed Building Consent by Bristol City Council on 22nd May 2019.

The approval allowed the client to proceed with the installation while ensuring the historic character of the building and terrace was preserved.
