We were appointed to prepare the planning application and architectural drawings for the conversion of a former café located at 33 Whitecross Road, Weston-super-Mare.

The property sits within a designated conservation area, meaning that particular care was required to ensure the proposals respected the character of the surrounding historic streetscape.

Project Brief

The client sought to convert the existing café premises into four self-contained one-bedroom residential flats.

The scheme involved a change of use from commercial café premises to residential use (Use Class C3) together with internal alterations to create four modern apartments.

Key aspects of the design included:

Efficient reconfiguration of the existing internal layout

Creation of four 1-bedroom residential units

Ensuring compliance with space standards and building regulations

Designing the conversion to respect the character of the conservation area

The design approach focused on maximising the use of the existing building structure while delivering practical, well-proportioned living spaces.

Planning Approval

Following preparation of the planning drawings and submission of the application, the proposal was successfully approved by North Somerset District Council.

Planning Permission Granted:
24th February 2020

The approval allowed the property to be repurposed from a commercial café into four new residential dwellings, contributing additional housing within the town centre.
